Every 4 hours, Strpricely evaluates four signal categories and calculates an optimal nightly rate for each open night in your calendar.
Lead Time Sensitivity
Rates adjust dynamically based on how far out the booking window is. Last-minute openings trigger discount logic; premium lead times hold higher rates. LOS (length-of-stay) rules apply automatically based on the booking window.
Pickup Pace Monitoring
Strpricely tracks how fast nights are being booked relative to historical pace. If pickup pace for a weekend is running 40% ahead of last year's same weekend, rates increase proactively — not reactively.
Event Calendar Detection
Art Basel (December), Ultra Music Festival (March), Super Bowl rotation, Formula One Miami Grand Prix, and 30+ annual Miami area events are pre-loaded. Rates lift begins 8 weeks before each event.
Competitor Supply Tracking
Strpricely monitors comparable listings in your market (same bedroom count, similar amenities, same neighborhood) and adjusts your rate relative to supply pressure. When nearby comparable listings reduce, your rate holds higher.
Minimum-stay rules, without the spreadsheet
Length-of-stay (LOS) strategy is the often-overlooked lever between occupancy rate and ADR. Strpricely manages it automatically.
Weekend Minimums
2-night minimums on Friday–Saturday arrivals prevent single-night weekend stays that create turnover costs without revenue upside. Strpricely applies these automatically based on your market's booking patterns.
Event-Period LOS
Art Basel weekend gets a 4-night minimum. Super Bowl week gets a 5-night minimum. Ultra weekend gets a 3-night minimum. Event-specific LOS rules apply automatically 8 weeks before each event.
Gap-Fill Logic
1-night or 2-night gaps between existing bookings get special handling — the minimum-stay rule temporarily drops to fill the gap, preventing orphaned nights. Strpricely detects these gaps and optimizes them.
Override Controls
Manual rate overrides are always available for specific dates — family holidays, block periods, or strategic holds. Manual overrides persist until you remove them; the algorithm respects locked dates.
